The ultimate glow-up
If you want to know how to maximize value, look at 245 Park Avenue. SL Green just hit 100% occupancy on its massive 1.8 million square-foot tower, and they’re finishing a $225 million "seismic" repositioning project that officially brings the building into the big leagues.
Following the money
When SL Green took total control of the property in 2022 after a messy bankruptcy, rents were sitting at roughly $85 per square foot. Fast forward to today, and the asking price has more than doubled, hitting as high as $185 per square foot.
CEO Marc Holliday said the team had to grind to fix tenant relationships after the previous owner’s bankruptcy drama. Now, the building is stacked with heavy hitters like Carlyle Investment Management, EQT Partners, Houlihan Lokey, and Area Management. The final push to full occupancy came from Nearwater Management, which snagged over 36,000 square feet.
The infrastructure play
This wasn't just a fresh coat of paint. The project includes a sleek wraparound public plaza, a redesigned podium facade by KPF, and high-end tenant amenities. Plus, John Meadow’s LDV Hospitality is moving into a 10,000 square-foot ground-level space to open a new restaurant.
To keep the momentum going, the firm just locked in a massive $2 billion refinancing deal led by JP Morgan Chase and a syndicate of six other banks. This wipes out the previous $1.2 billion mortgage and a $568 million mezzanine loan, clearing the runway for the project’s official completion in March 2027.
Why it matters
This is a masterclass in asset management. By dumping $225 million into renovations, SL Green took a distressed property and turned it into a high-demand asset. In a market where office space is often a question mark, they proved that if you make the product world-class, the tenants—and the capital—will show up.
